My daily routine

I get up daily at roughly t 8 AM, and by 9 Am I am ready, and seated in front of my laptop, going through all the various job sites, searching for jobs. My previous project was completed a month back, and so I am left now trying to find a job, in this near impossible job market. I take a half hour break at 1PM, and manage to cook up, or microwave a decent meal. Then it is back to job hunting, until 6 PM, when I finally get to relax, and sleep for a while. After that I either go out or stay at home watching movies or TV shows on my laptop. I mainly watch comedies, because it keeps me from getting too depressed. And it is late 1 AM, before I manage to drift off into a not so peaceful sleep.

What to Do When Moving or Relocating

Moving to another residence can be exciting and daunting at the same time.  It can be exciting because a new location means a new start for you and your family.  There are lot of new things to do and new people to meet.

Moving can also be daunting because of the work it entails.  There are a lot of things you need to prepare before the moving date.  You should make a checklist of what you need to do and a timetable for that.  You need to schedule the date that you need to cut off the electricity, water supply, land phone lines, etc.  Make time also for the cleaning of the new house before you transfer.

When moving, you have two options: you can do the packing and hire a company for the moving or you can hire a moving company that does all the packing, loading and unloading.  The latter may cost more than the former so you better check your budget.  If you want, you can hire a moving company that is reputable so that your things will be properly packed and taken cared of.

If, however, you prefer to do the packing yourself, you have a lot of things to prepare. 

First, determine which furniture, appliances and personal stuff you will bring with you and what you will sell or give away.  This is the best time to get rid of all the junk in your house.  Keep in mind the size of the place you are moving into.

Second, prepare all the materials you need for packing.  Assess how many boxes and what kind of boxes you will need.  Make sure you have enough boxes, packing tapes, scissors, etc. 

Third, make sure you clean first what you will pack.  A little dust may be okay, but worse than that, you have to clean it.

Fourth, begin packing.  Start with what you think you will not need until you transfer.  You should make time to pack a box or two a day and as many as you can on weekends.  Don’t wait until the last day to pack your things.

Be organized and schedule packing the contents of every room on separate days.  Do not randomly pack things.  Do not mix the contents of the boxes.  For example, do not put personal stuff on the boxes with kitchen utensils. 

Label the boxes properly.  Make sure you list the contents of each box before you seal it.  Know also how many boxes you packed for each room.  Use different colored labels on your boxes for each room.  When you move to the new house, you can just instruct the movers to put the box with orange labels to the kitchen, the blue ones to the master’s bedroom, etc.  This will make it easier on you when you unpack.

Remember that you need a durable box and padding on delicate and breakable stuff.  Breakables should be wrapped individually in newspaper with the heaviest at the bottom of the box.

Fifth, prepare an overnight bag for clothes and toiletries and things you will use and need immediately after you transfer.

Sixth, put all the important documents in one bag or box and label it as such.  Take care of it personally during the moving.

Lastly, when you finished packing everything, make a master list of the number of boxes and the contents of each box.

Basketball in the Pretty City by the Sea

We faced the same upsetting fate as our neighbors to the South.  Just like the Seattle Supersonics, the Vancouver Grizzlies left our beautiful city far too early. My favorite basketball game of all time was the first NBA game I ever attended.  Shortly after the Vancouver Grizzlies began a dismal career north of the 49th parallel, I had the privilege of watching the towering men play.  I was young, but I’ll always remember the end to end action of the men I looked up to, and felt the warmth as the crowd began to cheer for their heroes.  The game itself was no more memorable than any game the Grizzlies played, like most of their games; they ended up with a loss.

After the game, I waited outside GM Place waiting rather impatiently for the athletes to exit the building.  A short wait, and grown men twice my size lumbered through the door and began signing autographs for their fans.  Although when I think about it now, an autograph to me isn’t a big deal, but as a child, that moment has stuck with me forever and encouraged me to always excel at the athletic ventures in my life.

The pros win or lose, are always looked up to.

Ways To Make Your Home Greener

Most would be homeowners consider going green when planning their homes or when replacements are needed.  They would employ the use of materials and processes that are eco-friendly not just because of the additional tax incentives they would get but because they are aware of the need for taking care of the environment.

Homeowners would replace their old roofing with materials that are environment-friendly like metal.  Using metal shingles for roofing on your home will eventually save you cost on heating or cooling your homes as heat is deflected off the metal.  Metal is recyclable unlike asphalt roofing.  Others opt for using solar panels to conserve on electricity as it is now cheaper to install and they could be integrated as part of the design of the house.

In replacing windows homeowners would also choose to go green by using replacements windows that are eco-friendly as they prevent or block heat, allow more light and prevents moist formation.

Others would check on old structures especially wooden doors, and they integrate them in their houses instead of getting new ones to give their homes a different look.  Some would even refurbished doors and turn them into dining tables or coffee tables.  There are other items in the house that might have served their original purpose but can still be used in a different way.   

You could also go green and be environment friendly by using house furniture like chairs, tables, bed frames and other items that are made of bamboo, rattan and other like materials.  Lumber from coconut, narra and mango trees are sturdy and durable and perfect for hardwood floors.  There are regulations strictly imposed on using and sustaining these trees so you should not worry about contributing to deforestation. 

There are also companies that produce recycled or reclaimed products that are perfect for your home like kitchen countertops made of recycled paper.  Combining paper with a petroleum-free resin provides for a strong and durable scratch-free surface that is perfect for your kitchen as it can handle hot items and water. 

Most home decorations and accents such as vases, lamps, picture frames, quilts, magazine bins are made from recyclable materials.  And now that the holiday season is just around the corner, a lot of Christmas decorations are offered that are eco-friendly.  You can even make your own Christmas tree decors by using old CDs.  Others opt for placing old or newly received Christmas cards and postcards as their décor on the tree.  You can also try recycling your old Christmas decorations by just giving them some new accents to make them look new.  Making your own Christmas wreath from old coffee can lids or picture puzzles are also crafts you can do out of recyclable materials.

If you are concerned about our environment, all you have to remember is to use environment-friendly materials when you do home improvement projects and also to buy products that are recyclable.  Going green does not mean that you are sacrificing the aesthetics value of your home.  There are a lot of options available that are environment friendly and at the same time provide a stylish fresh look to your place.

The Day of my Birthday

Today was my birthday and it was a pretty good day. First off the wife let me sleep in which is always a plus. Then my wife, daughter, and I went out to a lovely lunch and afterwards our daughter went down for her nap. Afterwards we all went out for some pizza for dinner, and then we dropped our daughter off with a friend and went to the movies. It was an enjoyable movie and after, we picked up our daughter and drove on home. All in all I would say it was definitely a very productive and successful birthday.

My day began, as it always does, with breakfast in bed, made by my husband.  Cantaloupes are in season, so I had half of one at breakfast.  Since it was Saturday, for the most part I had it free.  That is, I let myself have a break from the extensive to do list I have most days.

After breakfast, we went downstairs to the living room and do what we almost always do, which is to drink coffee and play some music.  I play guitar and he plays banjo.  Although he is a self-taught by ear musician (I am classically trained), he really likes using the metronome, so we always use that for certain tunes we play.  We do a lot of banjo instrumentals and some gospel songs.

I did help load up the truck and I took the truckload of furniture to a shop that sells the furniture my husband makes.  Also I stopped at a computer store and got a free flash drive and went to a store to get some hamburgers for a reunion we are going to tomorrow.

It was about 4:30 in the afternoon when I got home, so that meant I had lots of time to relax, play some computer games, enjoy my cats, and watch television, and so forth.  I had a bacon, lettuce, and tomato sandwich for dinner.  We have home grown tomatoes in the backyard right now so I am taking advantage of them.  BLT sandwiches don’t taste good unless they have real home grown tomatoes.

We somehow messed up the converter box on our television when we were attempting to do something with the VCR and DVD player, so we ended up watching excerpts from the Red Green Show on Youtube, which was a lot of fun.

Things You Need to Remember When Choosing a Mover

Relocating or moving into another place, may it be just around the city or another state, one important thing that you need to consider is getting an efficient mover.  Do not get too excited or lazy and make the mistake of just calling anyone from the phone directory.  There are certain factors that you need look out for and avoid when choosing a good moving company.

Make a list of what you need from a mover.  Then start calling or checking online for movers that are within your area.  Make sure you go and ask for the essential things from the mover.

Find out if they offer packing services.  Check out their availability and make sure that they will work on your schedule and not the other way around. Ask if they can move your things in one trip or will it be a series of trips. What about insurance coverage?  Do they have storage services? Ask for detailed price quotation.

The next step is probably the most important thing you need to remember.  Choose the top 3 from your list and then either call or check online the mover’s credibility at ProtectYourMove.gov.  This will ensure you that the moving company is not a fly-by-night operator.  The Department of Tourism just made it easy for people to check if they are dealing with the right movers.

Watch out for moving companies who would give you an estimate without seeing or doing an on-site inspection.  Never trust those people who demand cash or a huge deposit before the actual moving.  Be wary of movers who will not offer you a copy of a booklet with the title of “Your Rights and Responsibilities When You Move,” as it is a Federal requirement.

Scratch from your list of potential movers those companies which do not indicate their office address, licensing or insurance coverage in their website.  However, you must also take note of those movers who claims that all your belongings are covered by their insurance.  You also need to be very investigative like checking if there is an existing office or warehouse and furthermore find out the condition of their office.  Try calling the mover and take note if they are answering their calls with their company’s name.  Inspect the moving trucks as well.  They should carry the company’s name not any other name.

It is always good to ask for references.  Get the three most recent clients they had for the past month and find out from the clients themselves if the mover was good.  If the movers took a long time giving them to you then more often than not, you will encounter problems if you choose them.

Moving can really be a daunting task but if you would be able to choose the right mover for your needs then half the job is done.  Find a local or regional movers association and check if they are a reputable moving company. 

Another important thing to check is the worker’s compensation insurance coverage.  You do not want the liability of the workers fall into your responsibility if something happened to them during the process.

Bottom line is you do not want to end up with damaged, destroyed or worse lost belongings.  Remember, to do your homework and get an efficient and a trustworthy mover.

Tax Incentives for Home Buyers Extended Up To April 2010-2011

first time buyer puzzle Home Away From HomeProspective first-time home buyers welcome the new legislation recently signed by President Barack Obama which gives an extension on tax incentive deadline up to April of 2010 for home buyers and around April of 2011 for qualified military personnel.

With the economy right now, anything that would make the budget stretch a little bit more would be highly appreciated.  The deadline was supposed to end just at the end of the month. Those that were saving up for that big day of buying their own Sedalia dream house were given more time to reach their goal.

The good thing about it is that it was not only extended but expanded as well.  First-time home buyers would still be able to get tax credit of $8,000 max.  Those qualifying existing homeowners will be able to enjoy a new tax credit of up to $6,500 if they would buy a new house or build one on or before April 30, 2010.

However, this new house should be their primary residential house as second homes or vacation houses do not qualify for the tax credit and they can only avail of this credit if they have owned their existing residential house for five consecutive years over the duration of the last eight years.

People who are earning $125,000 a year and those couples with $225,000 annually are eligible to take advantage of this tax incentive. The new legislation doubled the current income limits.  Buyers should ink their contracts by the end of April 2010 to be able to enjoy this tax incentive.

Basically, this is a win-win situation for new home buyers and the housing market but not limited to them. Those businesses that are closely related to real estate such as Home Improvement industry would be twice as active because of this extended and expanded legislation.  New homes would mean additional paint jobs, wallpaper installation, etc.

Many are hopeful that this extension of the tax incentives would encourage more first-time home buyers in purchasing properties and that would really put a positive effect on the real estate industry. With the holidays coming in, less people are thinking of putting their money on buying a house and this extended/expanded tax incentive deadline would generate interest again for consumers in buying a home.  More analysts are thinking that the real estate buzz would go up before the year ends and will continue up to the early part of next year.

It is indeed a great time to buy a new home and take advantage of the new tax incentive law. Even the National Association of Realtors positively thinks that around 2 million people will use the tax credit this year.  In the past, most Americans would not have been able to buy new homes without the help of the tax incentive legislation.

If you are planning to buy a house, this would be the perfect time to do it unless you are looking for properties in expensive locales because the tax incentive has a cap on the purchase price of $800,000 but then again, if you can afford to buy a new house in expensive areas, I doubt if you are interested at all with the tax incentive.

Convocation Center (Arkansas State University)

The 2005 Women’s NIT second round game that pitted Arkansas vs. Arkansas State took place at the Convocation Center in Jonesboro, Arkansas.  This was the first time in many years that the University of Arkansas took on Arkansas State in an athletic competition.  The air was electric in a sold-out Convocation Center, home of the ASU Indians.  The 10,000-plus seat arena was packed with very few standing-room-only tickets even still available.  It became clear that the underdog Indians had the home-town advantage.  The gymnasium erupted after 3-pointer after 3-pointer were drained.  In a most impressive showing, ASU defeated their cross-state rivals, 98 to 84.  Not a single person in attendance will ever forget the night that the Indians wore the crown of Arkansas collegiate athletics.

Quick and Efficient Way of Undergoing Short Sale For Your Home

A short sale is basically the last option that homeowners with unpaid mortgages turn to before a foreclosure.  It is simply selling your property for less than what you owe.  It is a difficult decision to make but most would prefer to do a short sale than have their homes foreclosed because of the consequence that is brought about by a foreclosure on the next 10 years or so of their lives.

One of the first thing to do when things get out of hand and you can not meet your mortgage payment is to determine if this problem is just temporary or not.  If there is a big possibility that you will not be able to pay your mortgage because of extenuating circumstances like death of a spouse, divorce, terminal illness, and the like, then you should start thinking of the possibility of a short sale especially if the value of your property falls below the amount you owe the bank.  You should not wait until the threat of foreclosure is imminent because the whole process of negotiating for a short sale is rather long and you might find yourself out of time.

Not all banks accept a short sale so better check your bank if they do so.  But most banks take part in the process because it would be better to get a little less than what is owed to them than foreclose the property and sell it themselves.  They also have their own custom when it comes to short sale so you have to inquire about it.  They have a short sale packet which consists of several forms.   One of the documents required is called the letter of trouble.  Basically this is simply your letter stating the reason behind the request for short sale, your chance to explain your side for the unpaid mortgages.  Make sure you get legal counsel to check your documents so that you can be properly advised.

Once the request has been approved it means that the bank accepts that they will be getting payment for the mortgage property at a much lower amount.  There are banks that may continue to charge you with the difference which is referred to as “deficiency judgment” and will show on your credit records for the next seven years.  However, there are banks that will just accept the sale amount as full payment for what you owe them and the payment will be referred as “Payment in Full without Pursuit of Deficiency Judgment”.

This is a difficult process but you have to make sure that the bank understands your inability to pay your outstanding mortgage.  Most banks would be asking borrowers to get a realtor to facilitate the process and you have to make sure that the firm you get is not only licensed but has enough experiences on this process.  You don’t want to be a victim of a scam so make sure that whatever fee they will be charging is minimal and a percentage on the resulting sale.
 
Times are hard and you have to face the fact that you would be losing your home.  With a short sale, you can start anew with a house that you could afford and more convenient for you rather than get a home foreclosure on your credit record that would haunt you for years to come.

My Day So Far

My day has been quite boring. I woke up about half past one in the afternoon. After waking up, I proceeded to brush my teeth and hair. Once finishing my daily morning rituals, I began playing my Xbox 360. That day, I decided to play Ninja Gaiden II because I had just gotten it back from my friend. It was a very fun game, although it is quite gory and violent. I would not recommend it to younger children. I played until around 8 P.M. and went to fix myself some dinner. Since I had not gone to the grocery store for awhile, all I had were microwave dinners. After eating, I went onto the computer and surfed the internet for awhile.
